Real estate tax planning: keep more of what your properties earn.

Real estate offers more tax planning opportunities than almost any other investment, from depreciation to tax-deferred exchanges. Each works only when the rules and records line up. We plan the whole life of the property.

What we handle

Planning across the property's life

On purchase, a cost segregation study and 100% bonus depreciation can create large early deductions. Whether you can use them depends on the passive activity rules: real estate professional status, active participation and the short-term rental rules each open different doors.

On sale, depreciation is recaptured, with unrecaptured section 1250 gain taxed up to 25%. A section 1031 exchange into new real property defers the gain, an installment sale spreads it, and qualified opportunity fund investments under section 1400Z-2 can defer and reduce it. We model these choices before you sign.

Questions

Frequently asked

If your question isn't here, call (703) 880-8412 and you'll reach a person.

Can I deduct rental losses against my salary?

Only if you qualify as a real estate professional, the property is a short-term rental where you materially participate, or your income is low enough for the $25,000 allowance.

What are the 1031 exchange deadlines?

You must identify replacement property within 45 days and close within 180 days of selling, using a qualified intermediary.

Is depreciation taxed when I sell?

Yes. Depreciation on real property is generally recaptured as unrecaptured section 1250 gain taxed up to 25%, and personal property depreciation is taxed as ordinary income.

Does Virginia follow bonus depreciation?

No. Virginia requires its own depreciation schedule, so state and federal results differ.
